How to sell your home at the highest price?

One of the roles and obligations of a concerned agent is to help the sellers get the most value for their property rather than simply take a listings. Some homes show better than the others due to better floor plan, nicer and modern furnishings or simply because it shows that the seller has take time to care and maintain their home. As an agent our goal is to maximize the value for our clients, therefore, the following is the list of things we suggest and many times we require before Nazeri Exclusive Properties accept a listing.
Electricity, Cooling and Heating Unit
So many times, sellers ask us to sell a vacant home but the power is disconnected. Not only this makes taking photos very difficult if not possible, but it also affects the value of the property as buyers think of it as an abandoned property or a distressed sale. When a buyer visits a new home, the role of an agent is to keep them interested so the buyers can spend more time in the home and create an emotional connection. When the home's power is off or the air conditioning or heating unit is not working properly, the buyers will feel impatient and they will not spend enough time in the property to look around. We need to make the buyers feel as if this is their home, a place to relax and enjoy being there and not to feel like this place is to hot or cold.
Furnishings
Generally, furnished homes have a higher chance of emotional connections with buyers. However, the taste in furnitures varies from individual individuals. Furnishings with neutral colors and simple designs are typically popular among the majority of buyers. Unique furnishings, statues and pieces of art are typically stereotyped for certain groups and cultures can have a negative effect on the buyers. We recommend that sellers who have very unique pieces to move them out of their home prior to listing their homes or replace them with something that is more acceptable by the general population. Also very specific and unique pieces tend to take the buyer attention away from the home and that can be distracting in the sale process. We need to do everything we can to minimize the distractions that can be a barrier to the sales process. Also, furnishings must be clean, stain free and smell good. Buyers relate very used or unclean furnitures also a sign that the owner maybe in distressed and it can translate to a low price offer.
Dead Plants
Be sure to remove all dead plants from your home. This is another form of distraction that can become a barrier to the sales process. If you have silk plants, be sure it is cleaned off from the dust.
Bathrooms
Most people appreciate a good and a clean bathroom. Be sure before listing your condo and a showing the bathroom is spotless. No one likes looking at a stained toilet bowl or a dark bacteria grown shower tiles. These again can become a distracting factor. Your home needs to be spotless and it is no different than if you were selling your car. As you wash and detail your car before showing it, the same must be done for your home. If your home has not been lived in, make sure you hire a cleaning agency and do a very through cleaning of all areas of the home.
Walls
If you have many walls in your home, the chances are that your home is looking much smaller than what it really is. Consider different paint color to separate some of the walls, putting wall to wall mirrors or use of art to separate the walls. If the place looks to small, sometimes, it is best to remove the doors temporarily for showing and patch up and pain the holes on the hinges. After sale the doors can be placed. This also makes the place look more ready for good photography.
