Q. What is an exclusive listing and how is it different from an open listing?

 

A.  An exclusive listing is given to Nazeri Exclusive Properties to market a certain property or asset as an exclusive agent for the owner. As an exclusive agent for the owner, all of the marketing activities of the property is organized through our brokerage firm and we defend our owners' positions in negotiating and receiving the highest value for their property.

Q. Can foreigners buy real estate in Thailand?

​

A. All foreign nationals can invest in Thailand Real Estate. A foreign national who wants to invest in his or her name can buy any condominium units within a project as long as the total number of units sold in that project to the foreign nationals does not exceed the foreign quotas which according to Thai law is 49% of the total number of units. The foreign quota status is checked by our Bangkok real estate agency team from each condominium juristic office. If a foreign national is looking to invest in land or a house, this is also possible through formation of Thai company as a Thai entity. The Thai entity similar to a Thai national can buy lands for commercial and residential projects or existing apartment buildings, hotels, warehouses, or manufacturing facility. Nazeri & Company Co., Ltd. can assist foreign clients in forming a Thai company for the purpose of investment in Thailand. Also, companies who have been approved through Thailand's BOI ( Board of Investments ) in Thailand may qualify to buy land for business purposes. Contact our office for more information.

Q. I am a Chinese national and I have limitations to transfer money out of my country for buying properties outside of China. Can I pay for my purchase in small credit card payments over a certain period of time?

A. Our agency does not get involved with any unlawful practice of transferring funds for the purchase of real estate. You may decide to invest in real estate through a legal real estate fund established in Thailand. For more information, please contact our office.

Q. Would I be able to obtain residency permit in Thailand, if I invest in a business or a condominium?

​

A. The immigration laws are very flexible in Thailand for genuine investors who like to invest in an income producing property in Bangkok, Phuket, Chiang Mai or any other cities in Thailand. These projects can be hotels, hostels, apartment buildings or residential properties that can be rented out. You may also consider buying a business in Thailand and our business brokerage and investment banking division can help you with the process.
